Mexico industrial real estate provided for occupancy to manufacturers by The Offshore Group is located in three modern, gated industrial parks.
Each Mexico manufacturing location is secured 24 hours a day by trained guards, and is equipped with state-of-the-art CCTV camera security systems. The Bellavista, Roca Fuerte and La Angostura Industrial parks have each been certified by Mexico’s Economics Ministry since 2004 for the quality of their industrial buildings and infrastructure, and are strategically located on major trade routes in Guaymas and Empalme in the West Mexico state of Sonora, and the North Central Mexico city of Saltillo, Coahuila.
Mexico industrial real estate in these locations is comprised of an aggregate inventory of three million-plus square feet. Offshore Group clients may choose to occupy existing buildings, or may choose to have The Offshore Group’s industrial park developer and contractor, Dinisa S.A. de C.V., provide a build to suit solution.
The Offshore Group offers flexible lease terms to its client base. Companies that are manufacturing in Mexico that choose to occupy existing Mexico industrial real estate at one of The Offshore Group’s industrial parks may do so on a year to year basis. Should a company choose to have a built to suit facility constructed, longer lease terms are required.
Mexico industrial real estate leased from The Offshore Group is done under a “gross lease”. This means that built into square foot per month rental price are the cost of maintenance, as well as the payment of taxes and insurance on the structure . Additionally, included in the price is janitorial service excluding production areas, cleaning supplies and hand towels, soap and sanitary paper for the facility’s bathrooms.
In its Saltillo, Coahuila location, as well as in the city of Guadalajara, The Offshore Group offers the option of providing its Shelter Program services in Mexico industrial real estate owned by local landlords and developers in a diversity of industrial parks, as well as in buildings that are owned by manufacturers themselves.
